My auction expertise

I’ve auctioned more than 60 houses and currently have an enviable “sale under the hammer rate” at auction. I’ve learnt that there’s a real knack to running a good auction campaign.

Successful auctions require experience, training and specialist expertise, and a huge amount of energy. I bring all of this to the table, and I’ve earned the respect of my colleagues and the local Wellington market for the impressive results I deliver for my vendors.

The first house I sold was by way of auction and I’ve been a big advocate of this method of sale ever since. I’ve seen Wellington buyers and sellers are all make a shift towards embracing the auction process, so I’d love to talk to you about this option of selling, too.

The auction method of sale

Auctions provide sellers with the greatest opportunity to obtain ‘fair market value’ or a premium price for their property. An auction campaign also adds structure to the property listing and sale process, and is regarded as the most effective way of marketing property for sale.

Here are some other benefits of selling at auction:

  • Selling a property unconditionally and with certainty is a very valuable outcome for a seller
  • Premium prices are more achievable via auction
  • Auction pits buyer against buyer, forcing the price upwards, and not buyer versus seller, where negotiations can go in the opposite direction
  • When you sell by auction, you deal with premium buyers in the marketplace – those with cash
  • You don’t just get one sales consultant working for you – you have the Harcourts manager, auctioneer and a whole auction team dedicated to achieving the best result for you
  • The seller remains in complete control: You set the terms and conditions, and you don’t sell until you are satisfied with the result
  • An auction campaign occurs in an intensive, compact period. You can achieve in three weeks what can sometimes take three months.

By auction or tender?

With market conditions constantly changing and no two properties ever the same, there’s never one ‘tried and true’ method of selling. The type of property you wish to sell and the timeframe in which you want to do it will ultimately determine the most appropriate and effective marketing strategy.

My Harcourts Team and I are top achievers, and while the result should always be what’s best for you, that outcome can be achieved in a number of different ways.
Whilst I prefer the auction process, I acknowledge that for some properties, in certain market conditions, there are many options in terms of sales process. In Wellington we find that the best results come by way of auction or by tender.

Ultimately it’s about attracting the right buyers and putting them into competition for your home.
