Appraising your home

There’s an old saying that good luck happens when preparation meets opportunity. I’m a busy real estate agent, buzzing around all day, every day in the Wellington property market and this gives me an ‘insider’s view’ into the pulse of our local market.

My experience and industry perspective will provide a uniquely relevant insight into individual results by property type being achieved around our suburbs, and what a realistic value range for your home will be.

Here’s my two step process of preparing a comparative market appraisal (CMA) for your home:

Step one

I will visit your home in person for a tour of your property and a confidential chat.

  •  I will listen and take notes and photos to understand your plans and motivations for selling
  • I will take the time to talk through all the potential methods of sale, and offer my recommendations
  • I will explain the benefits of all of the different marketing options, including those that are unique to me, that other agents can’t provide
  • I will talk about the team of experts that I have on hand to help you present your home at it’s best: I have excellent tradespeople, gardeners, painters, home stylists and stagers, photographers, videographers and more
  • I will explain to you what full service real estate is all about.

Step two

I will return for a second in person visit and present you with a written proposal that will provide:

  • An honest current market price indication based on recent comparable sales. This is the price range that I think your property will achieve, based on real activity in today’s market
  • Options and my recommendations for:
    • The timing of your sales campaign
    • Presenting your home for sale
    • Marketing and advertising
    • Method of sale.
